Industry’s records setters and breakers: The search for the Best Player on the local real estate market

The Real Estate Market Records-2013, an annual international event that honors the best achievements by local and foreign real estate market players, took place in The Golden Palace Entertainment Complex in Moscow. This year marks the fourth anniversary of the awards.

This year saw a record number of nominees, totaling almost 500 companies, and this was twice the number of applicants that participated in the event last year. “Such high competition for the Title of the No. 1 Player on the Russian real estate market is, first and foremost, beneficial to real estate buyers,” Anna Markina, the CEO of the Moscow Business Club, the organizer of the event, said. “Our award represents the actual picture of the real estate market as reflects the trends prevailing in the industry.”

In the last few years, the rapid growth in number of new real estate properties has led to an effective competition on the market, forcing property developers to expand their project portfolios, introduce new elements of infrastructure, invent new housing formats, putting emphasis on architecture, color solutions, property specialization, as well as taking into account the social needs of future residents, Markina noted. 

The award winners were decided in three rounds of voting: popular vote, jury vote as well as the market professionals’ vote. At the end, the most worthy properties and companies won in their respective categories in fierce competition.

The real estate market guide: nominations winners on their triumphs and secrets of success

At a press conference, titled Guide to the real estate market: the best properties and companies in 2013, which was devoted to the award results, the nominations winners spoke about their achievements, the new market trends and their companies’ present and future plans. Among the speakers were Hals-Development President Sergei Kalinin, Rose Group Vice President Artyom Azizbaev, NDV-Real Estate CEO Alexander Khrustalyov, Monarch-Development Deputy CEO Natalia Vasilchenko, KROST Deputy CEO Marina Rezvova, Regiondevelopment CEO Olga Valchuk, OPIN Deputy CEO Natalia Kartavtseva, Integra Executive Director Dmitry Gordov, Denis Bobkov, director of Est-a-Tet’s  analytic center and Markina.

Opening the press conference, Kalinin (Hals-Developmant) noted that his company has a diversified portfolio of properties, as it is successfully operating in the residential and commercial real estate segments. "Our victory in two nominations confirms the high quality of our properties. The Writer Housing Estate has become a landmark for us; it has strengthened the company's position in this segment, and set a new quality level of integration of modern architecture into a historical environment,” he said. “We’re very pleased that the real estate market’s professional community highly valued our properties, rating them the best in their segments.”

Khrustalev (NDV Real Estate) noted that his company was able to increase the number of deals to 36,000 per annum in the past year. The level and quality of our services and consumer confidence helped our firm occupy the leading position on the market by winning the Realtor No.1 nomination. “In 2014, NDV Real Estate will present a new housing complex in the center of Kiev. In autumn, we’ll have a premiere as we intend to present a new property to the market.”

Rezvova (KROST), speaking about Public Arts Towers, the firm’s new innovative property that won in “The Architectural Solution No. 1” nomination, noted that the property is devoted to Olympics-2014, as it features five towers, five rings and five paintings.
Azizbaev (Rose Group) presented the Microcity “In the Wood” which won in the Best Family Project nomination. The object is located at 2 km from the MKAD on the Pyatnitskoye Highway. “Its design used the best infrastructure solutions to create family comfort,” he noted. “The company used all the experience it had acquired in the elite residential development segment to create this property.”


Vasilchenko (Monarch Development) attributed the success of the Mosfilmovsky Project that won the Best New Building in Moscow nomination to the high rate of construction and its excellent location. She spoke about the firm’s future projects. “One million sqm of economy class residential estate will be developed in Yekaterinburg; a new project will be built in the Leningrad Region, while a small apartment building with an area of 10,000 sqm will be developed in Berlin,” she noted. “In Moscow, the firm is currently developing an apartment building on Academician Millionshchikov Street.”

Kartavtseva (OPIN) spoke about Vesna, her company’s project that won the Best Moscow Region Microdistrict Property nomination and the plans to develop a multifamily housing estate. Apartments in the Vesna Microdistrict were praised not only by the jury and market professionals, but also by real estate buyers. The Rublyovo Park, which won The Moscow Region’s New Building No. 1, is a unique club project, which is located on the territory of a solid park land that combines the harmony of a countryside home and city life.

“The Project 9-18 Mytishschi’s victory in the Best Infrastructure Property  nomination was the third victory claimed by this project, this is a real recognition by the market,” Valchuk (Regiondevelopment) proudly noted at the conference. “Simple life issues help create tranquility; social aspects of life form space and comfort for each person. These are the reasons why we have focused on infrastructure in this project.”

Describing KP Eastlandia, the project that won the Best Cottage Settlement nomination, Gordov (Integra) used the following words: “Far away, expensive and very good.” “Our strategy is to create a niche with minimal competition and look for our clients in that niche.”

Bobkov (Est-a-Tet) spoke about his company’s low-rise formatted project, using the example of Butovskiye Avenues Microdistrict, the winner in the Best Low-Rise Complex nomination. “The sale of over 7,000 sqm per month speaks for the popularity of this housing format, the natural features of its location and its low budget price,” he explained.

At the end of the press conference, the speakers came to the conclusion that the rapid growth in supply has motivated construction companies to use more new and interesting color schemes, infrastructure and architectural solutions. Almost every property on the market targets a particular target audience, its social needs, capacities, values and ideals, they noted.

Proposals have become so numerous that most buyers now have problems choosing properties. Taking into consideration the market growth forecasts, consumers will need to have much clearer guidelines when searching for properties of their dreams, Moscow Business Club CEO noted. This award represents over 500 residential, countryside and commercial real estate properties in and outside Russia and the information on each of them is given in a brief comparative manner. Thus, to know the cost of one sqm in an apartment, the type of parking and other infrastructure facilities are available and/or when a particular property will be completed or the stage of an ongoing development, one only needs a few seconds thanks to this award, she added.

The awards’ winners and the speakers at the press conference expressed strong confidence that next year will produce new properties that will be worthy of The title No. 1 on this market.
